The Service Manager directs the maintenance department with the objective of achieving the business line and location goals.
This position organizes, plans, directs, and manages changeovers.
The department in which the Service Manager is responsible for defines, organizes, plans, implements, and executes all maintenance projects to be cost effective, timely, safe, and consistent.
The Service Manager ensures that all activities and tasks are in accordance with accepted practices, regulations, and BK Management policies and standards.
The incumbent provides technical expertise to maintain and improve maintenance processes and practices in order to minimize costs, increase revenue, and to ensure the technical means for safe, reliable, and highly efficient operation.
The Service Manager is responsible for maintaining the facilities, equipment, and tools around the clock.
Additionally, the Service Manager will provide on-going support and development of contractor relationships, contractor safety for maintenance activities, and project support processes.
The Service Manager will also gain an in-depth understanding of the building, equipment, and asset needs, and will have an opportunity to further develop leadership skills within a maintenance work environment.
RESPONSIBILITIES Plan, initiate, influence, and lead key decisions and take responsibility for time schedule, costs, quality, and plant operations.
Responsible for leading the organization through headcount, expense, capital, and project business planning throughout various sites and in alignment with corporate business plans.
Responsibilities include but are not limited to business planning, succession planning, implementing productivity projects, driving traditional productivity improvements, and delivering results.
Provides coaching, mentoring, employee feedback, and administrative support for staff.
Works with members to implement, develop, lead, and maintain their Performance Management plans, career planning, providing feedback and interim reviews.
Manage assignments and workloads within the maintenance department.
COMPLIANCE Responsible for monitoring metrics including but not limited to productivity, training, safety, overtime, and expense.
Responsible for initiatives in relation to Q Plan action items.
Initiate and implement standards, procedures, safety, and compliance initiatives.
SAFETY Responsible for ensuring a practice of working safely is established and followed.
Responsible for site contractor safety program, goals, and initiatives.
CUSTOMER FOCUS Responsible for meeting customer goals on time, emergency response, and scheduling of maintenance and contractor work.
Responsible for ensuring that measures are established to monitor and track delivery of maintenance activities.
Responsible for helping to resolve problems related to equipment and determining the appropriate way to maintain compliance while meeting customer needs.
TECHNICAL EXPERIENCE Responsible for providing the resources and tools necessary to allow maintenance staff to carry out professional responsibilities in relation to their trade.
Provide oversight and guidance for the maintenance team and contractors.
Responsible for meeting location objectives in specific areas of equipment reliability, improvement of equipment systems, and primary support for productivity projects.
Responsible for budget planning and the control of the location maintenance budget.
Responsible for the development of the investment and asset strategy for business needs.
Implement and foster a continuous improvement process.
REQUIREMENTS Bachelor's degree in a related field and 5 years previous supervision experience, or 10 years relevant working experience.
5 years previous supervision experience preferably leading a maintenance team with 24/7 shift coverage.
Successful demonstration of leadership and managerial responsibility to meet owner, tenant, site, and business needs.
Successful demonstration of Human Relation skills with emphasis on oral and written communication.
Possess the ability to influence across functions.
Successful demonstration of leadership abilities including but not limited to leading/influencing groups of people toward common objectives.
Possess a broad scope of understanding in project management, maintenance management, policies, procedures, and standards.
Possess the ability to demonstrate excellent verbal and written skills.
Possess excellent conflict resolution, problem analysis, trouble shooting, problem solving, and issue resolution skills.
Successful demonstration of results on continuous improvement initiatives.
Demonstrated strong attention to detail.
Demonstrated working knowledge of SAP.
